RV Rental Agreement
Please read all policies, rules and regulations listed below governing the use of the property where you are staying. These rules apply to all guests; failure to comply can result in eviction. Eviction for failure to comply with our policies will result in forfeiture of all rental payments and deposits.
Payment of Rent
Rental payments are to be paid in full on or before check-in on day of arrival. We accept cash, personal check, traveler’s check, Visa, Mastercard, or Discover card. For long term rental, payments are due on the 1st of the month. A $25.00 late fee will be applied on the 5th day of the month. After the 5th day, your site is eligible to be rented to another party at the discretion of management.
Returned Checks
Returned checks carry a $50.00 fee and we will no longer accept checks from you.
Cancellation Policy
CANCELLATION POLICY: Please note, that you are being charged for the first night’s stay as a non-refundable deposit. (No refund of deposit if cancelled-NO EXCEPTIONS).
Check-In Time 1:00 PM CST
In some cases, access to your RV site may be unavoidably delayed due to maintenance. No discounts will be offered due to late check-in.
Check-Out Time 11:00 AM CST
Late check-outs are available only until 12:00 PM CST on available basis.
RV Condition
RV’s must be in good condition, clean and in good working order. No leaking hoses, tanks, showers, etc. You must use a working gas furnace as a primary heat source. Exterior must be in good condition and present an acceptable appearance. Sewer rings are required and available in our office.
Driving in the Park
Always observe the posted speed limit, one way roads and proper exits. Stay on roads at all times and do not cut through empty RV sites.
No Underage Drinking/Firearms/Illegal Drugs
If management is made aware of underage drinking, firearms, or illegal drugs on the property, it will be reported to proper authorities and will result in eviction and forfeiture of all rental payments and deposits.
Pets
Pets are permitted inside your RV and on a leash only. No outside pets are permitted. We do not allow outside unattended pets in cages or fences. Pets are not allowed to roam unattended nor be tied outside unattended. All pets must be leashed when walking through the park at all times. We have designated pet areas with waste disposal available. Please pick up after your pet in any area of the park. Continuously barking dogs will not be tolerated.
FAILURE TO CLEAN UP AFTER YOUR PET WILL RESULT IN A $25.00 FINE.
Additional Vehicles
Each RV site is allowed 1 vehicle. We provide parking for additional vehicles with a $10.00 fee per vehicle. Never park in unoccupied sites, in a manner that blocks traffic or in road ways.
RV Site Storage
Only items normally used for camping and recreation may be kept outside or under your unit including: grills, lawn chairs, tables. If you have skirting, you may store items under your RV if kept out of sight (manufactured skirting only). Items such as trash cans, appliances, hoses, storm windows, barrels, luggage, tools, building materials, ladders, dead plant containers, etc. CANNOT BE KEPT OUTSIDE. No clothes lines. Bikes may be kept near unit. Only 1 storage container will be allowed on site with pre-approval of site and type by management. If you have any questions, check with the office.
RV and Vehicle Washing
You must obtain a $12.00 permit to wash an RV or vehicle. Washing permits will be limited in number to maintain water pressure throughout the park. You are allowed to wash your RV or vehicle but maintenance and repairs are not allowed in the park.
We do not accept mail. You are responsible for obtaining a post office box at the post office or making arrangements for general delivery at the post office. You ARE allowed to have parcels shipped to the park.
Soliciting
NO SOLICITING within the park. Breach of this rule will result in expulsion from the park with no refunds of fees paid.
Phone and Internet Service
To obtain individual telephone or internet service for your RV call 1-800-201-4099 for CenturyLink installation. Our internet service in not for working purposes – if you need it for this reason, we suggest you have private lines installed.
Plants
Flower boxes and pots are welcome but must be kept watered and weed free. Keep children and pets out of flower beds and mats off grass. In winter months, plant containers must be out of sight.
Ashes
Charcoal and wood ashes must be disposed in the metal container by the dumpster.
Water Connections
DIRECT USE OF WATER HYDRANTS IN FREEZING WEATHER IS AT YOUR OWN RISK. We advise filling your water holding tank and disconnecting the hose from both hydrant and your unit or you will be charged for damages to the hydrant plus labor and services needed to repair the damage caused.
Departure
We ask that you notify us as soon as possible of your planned departure so that we know when your site will be available to rent again.
Emergencies
If there is an emergency and especially if you are alone, please inform the office so that we may assist you.
Emergency Messages
We will do our best to deliver emergency messages received by our office. You must have an info sheet on file with our office.
Maintenance Problems
Report any maintenance problems immediately to our office at 417-338-2500. For after hours emergency call the after hours phone 417-337-2111.
Security of Personal Property
The park, its personnel, staff and associates are not responsible for any acts of vandalism, theft or other damages to personal property or for personal items left by a guest after check-out.
Personal Liability In Our Park
From henceforth “we” is understood as (Branson Tree House Adventures & RV, it’s owners, directors, officers
and employees, agents, volunteers, staff, participants and all other persons or entities acting for them).
We are not responsible for any accidents, injuries or theft that may occur during your visit.
We are not responsible for any acts of vandalism, theft or other damages to personal property or for personal items left by a guest in a cabin or tree house after check-out.
We are a nature surrounded facility so please be advised that you may be exposed to animals, insects and
reptiles that live in this area including some of the following spiders, squirrels, chipmunks, skunks, raccoons, opossums, armadillos, snakes, bees, wasps, hornets, bears, deer, turkey, coyotes etc…. that are native to the Ozarks. We advise you to respect all wildlife and stay away from any you see. Most pose no threat if they do not feel threatened or provoked. If you see any wildlife and feel that they may be a threat to you, please notify the staff immediately.
The swimming pool has no lifeguard so please swim wisely and no one under the age of 16 is allowed to be around the pool area without a parent. No running around the pool area, no diving or jumping off the sides into the pool.
We have playground activities for your children to enjoy, but you are responsible for your children. There is traffic that passes by the playground area, also your children are your responsibility to keep safe from the road ways and traffic. We are not responsible for any accidents or injuries of any persons on our playground areas or road ways.
As with any public area,there is a possibility for accidents or theft concerning your property. Please lock the cabins, tree houses, your RV’s or vehicles when you are away. We are not responsible for your personal items or damage to or loss of them.
We do our best to ensure the safety of the park, by putting rules in place and keeping watch, but you are responsible for your personal safety and your property. If you see anything or anyone that you think may pose a threat to you or the park property or other guests, please contact one of our staff immediately.
