RESORT POLICIES

All reservations acquire a one-night, non-refundable deposit. If you need to change the dates on your reservation, you may do so one time without losing your deposit. Any other change or cancellation will result in forfeiture of your deposit. Any reservation cancelled within 24 hours of check-in will be charged the entire amount of the reservation. No refunds will be given for early departures or no shows. If you make any changes to your reservation at any time after booking (including changing dates, reducing or adding to the number of nights stayed and changing sites,) there will be a $10 processing fee. 

We are proud to offer discounts to our Active Military/Veterans and Emergency Workers.  We also offer a weekly discount on our RV & Tent Sites.  You must call the Office at 417-338-2500 and request your discount at time of booking. Discounts cannot be applied to reservations made online.  

• Minimum Two Night Stay – No Exceptions: A one night non refundable deposit is due at time of booking when you book with our office. If you book online, you will be required to pay the entire amount of your stay. 
• No Pets Allowed in Treehouses, Cabins, or other buildings on the resort.
• Check-In time is 3pm and Check-Out time is 10am – No Exceptions
• No Refunds for early departures.
• Please Turn Your Key in to the Office Upon Check-Out: Do not leave your key in your Treehouse or Cabin. If the office is not open, please place your key in the mail slot. There will be a $10 charge for any key that is lost or not turned in. 
• We do not offer daily housekeeping in our Treehouses and Cabins. 
• All Prices are before taxes and fees. A $30 Cleaning Fee will be added to all Reservations except for Ben’s Hideaway which will has a $50 Cleaning fee.
• Bagged garbage, tied and placed by your parking area, will be picked up each morning between 9:30am and 10am. Please do not leave outside overnight. 
• Car Tags are given at time of registration and must be visibly displayed at all times. 
• All Visitors must register at the office and pick up a Car Tag for their vehicle. Visitors are not allowed to bring pets. 
• You are guaranteed one parking space at your treehouse or cabin. Additional vehicles must park in the overflow parking areas. 
• Electric Vehicles: Please notify the office if you will have an electric vehicle that will need to be charged while you are staying at the Resort.  An extra charge of $20 per night will be added to your reservation. 
• The speed limit is 5MPH throughout the resort. Please observe this while driving through the resort and while entering and leaving the Resort. 
• No golf carts, atvs, razors, dirt bikes, motorized or battery operated vehicles are allowed. 
• Pool hours are from 10:30am to 10pm. There is no lifeguard on duty. All children under 14 must be accompanied by an adult in the pool area. NO diapers or cut ff shorts are allowed in the pool.
• No loud music or partying is allowed at any time.
• Quiet Hours are from 10pm to 7am. Please be courteous to your fellow guests when arriving late at night or leaving early in the morning. 
• Children under the age of 17 must be in their Treehouse of Cabin during Quiet Hours, unless with an adult.
• Please do not attach anything to or hang anything from our trees or fences. this includes, but is not limited to, hammocks, clotheslines, wet towels, etc.
• Fireworks and Firearms are PROHIBITED.
• Fires are only allowed in charcoal grills or fire rings.
• Please do not move tables, chairs or fire rings from one site to another. 
• During sever weather you may take shelter in the basement of our Office building. It is not a good idea to be on the playground, by the pool, or under power lines during rainy or stormy weather.
• Please be courteous to your fellow guests and respect their privacy. Do not walk through empty or occupied RV sites and do not approach any Cabin or Treehouse if you are not staying there. 
• Please make sure you have your own insurance. Resort will not be responsible for any personal loss due to fire, accident or theft of your RV, Vehicles, boat, personal property, etc. while they are on this property. 
• We reserve the right to refuse service to anyone. 

• Maximum stay in an RV site is 21 days. – No Exceptions: We do not have monthly or seasonal sites. A one night non refundable deposit is due at time of booking when you book with our office. If you book online, you will be required to pay the entire amount of your stay. 
• All RV sites are full hookup with Water, Electric, Sewer and WiFi (no cable TV).
• Tent sites are primitive and do not have any hookups. One tent may be put on a standard RV site if water and Electric are necessary.
• Only one RV or Tent is allowed per RV Site. You may not have both on one site. There is a maximum of two tents on any Tent Site. 
• Canopies: Each RV site may have either a canopy or a screened patio (not both). Canopies are not allowed in the playground area or in the community fire pit areas. 
• There is a maximum of 2 pets per RV site. No Pets Allowed in Treehouses, Cabins, or other buildings on the resort. Pease refer to our pet policy for more information.
• There is a maximum of 10 people per RV or Tent site.

Please help us keep our resort safe and enjoyable for all our guests. We appreciate that many people consider their pets to be an integral part of their family, however, we are also aware that not all our guests are animal lovers. 

We have established and will strictly enforce the following policies:

• There is a maximum of two pets per RV or Tent Site – No Exceptions.
• There are no pets allowed in any Treehouse, Cabin, or other Building on the Resort.
• You must register all pets with the Office. A refundable pet deposit of $30 is required. Please remember to pick up your deposit before you check-out or it will be forfeited.
• Visitors are not allowed to bring pets. 
• We will not allow continuously barking dogs whether they are inside or outside. 
• Pets must be current with all vaccinations and have records available upon request.
• Pets must always be on a leash of no longer than 10 feet and must always be accompanied by an adult, even on your RV site.
• You must pick up after your pet. Pets are not allowed in any grassy areas around the playground, swimming pool, and office or in other campsites, occupied or vacant.
• We do not allow pet fencing, cages, chains, or cords.
• Please do not wash your pet’s bedding or blankets in our washers.
• Pet owners are responsible for any damage or injury caused by their pets.

GUESTS WILL RECEIVE ONE VERBAL OR WRITTEN WARNING FROM RESORT STAFF FOR ANY INFRACTION OF THESE RULES. THE SECOND WARNING WILL RESULT IN LOSS OF PET DEPOSIT. SHOULD A THIRD WARNING BE NECESSARY, GUESTS AND THEIR PET(S) WILL BE ASKED TO LEAVE THE RESORT.
